When done right (this is super important) it can create demand and urgency for when your home goes live on the market. This is the MOST VALUABLE period of time when marketing your home.
When something is new, the market will pay attention.
- How is the condition?
- How is the location?
- Is it priced accordingly?
Most importantly, is there a reason to take action right now? The easiest way to get people to take action is to create demand.
When others are interested in your home at the same time as them, it validates their needs and they tend to act quicker.
When you have multiple offers, the buyers bid against each other and more importantly, not you.
That is how we get the price up.

Direct mail to the entire immediate area.
Once we have the interest list built, we launch.
When condition, location, pricing, and marketing meet, we tend to break records.
Unfortunately when you list your home on the MLS, Days on market start climbing. There is an incorrect assumption that the longer the home is on the market, the more it is overpriced.
Sometimes there isn’t a buyer for your specific home at that specific time looking with an agent, so our coming soon process activates all the other potential clients that are NOT actively searching.
It is like getting the best of both worlds.
